BEFORE WE TALK DESIGN, WE READ THE BUILDING

Blog Image

Most conversations about home interiors begin with images. A saved folder of kitchens, a living space someone photographed well, a material remembered from a friend's home. These are good conversations and we enjoy having them. But at Kennith, they are never the first conversation.

The first thing we do is read the building.

What a first site visit actually looks like

When our team walks into a newly handed-over apartment or a home waiting for renovation, the visit looks less like a design consultation and more like an inspection. We measure the true ceiling height, not the brochure height, because the difference decides whether a flush false ceiling is possible or whether it will sit lower than you imagined. We trace where the plumbing lines run and where the wet areas are, because that decides where a kitchen can realistically go and where it cannot, no matter how good it looks on a plan.

We note which walls are structural and which are block work. One can never be touched. The other can move, within limits. We check where the beams fall, because a beam in the wrong place changes a wardrobe design before the wardrobe is ever drawn. We look at the electrical load the home is provisioned for, and in Kerala, we always look for moisture: the wall that will show it first, the corner the monsoon will find.

None of this is glamorous. All of it is design.

Why this order matters

Every interior project that goes wrong tends to go wrong the same way. The design is drawn first, the building is consulted later, and somewhere in month two or three the two meet and disagree. That is when the ceiling drops lower than promised, the island kitchen quietly becomes a counter, and the cost of rerouting a drain line appears on a revised estimate nobody was warned about.

By the time most homeowners discover these things, they are already committed. The anxiety people carry into interior projects, about timelines, about costs that grow, about promises that soften halfway through, almost always traces back to this single reversal of order.

So we keep the order right. The building is read first. What is possible, what is not, and what it will cost to change are established before design begins. The design you approve is then drawn inside those facts, which is why it is the design that gets built.

Why we work this way

Kennith was founded by three construction managers. Before this company existed, our founders spent years on sites where drawings met concrete, and where every gap between the two had a cost someone had to absorb. That experience is the reason the company thinks the way it does. We do not see a home as a set of surfaces to finish. We see it as a structure that decides what those surfaces can be.

This is also why our designers and our execution team sit inside one company, under one standard. The person who reads your building and the person who designs your interiors are answerable to each other, every week, on every project.

What this means for you

It means the estimate you receive reflects your actual building, not a generic one. It means the timeline accounts for the work your specific home needs, so it can be kept rather than defended. And it means the surprises that most people brace for in an interior project have usually been found, priced, and resolved before you approve anything.

Your home deserves to be understood before it is designed. That is where we always begin.

If you are planning your home, we would be glad to walk it with you. Reach us through the contact page, and the first visit will tell you more than any brochure could.
